A home can sit for 50 days without the seller having made a mistake. That number deserves attention, but it does not deserve a reflexive prescription.

Today’s rule is simple: diagnose before you prescribe.

Connor MacIvor separates broad Santa Clarita market statistics from the evidence that applies to one house. Santa Clarita had 838 active listings and 199 closings over the previous 30 days, or about 4.2 months of supply.

Underneath that number, single-family homes were running near 3.3 months, townhomes near 4.7 months, and condos near 8.9 months. Those are different markets requiring different conversations.

The same warning applies geographically. Castaic posted strong 90-day seller outcomes, yet a lake-area pocket, one side of Interstate 5, or a thin price band can still take longer because buyers arrive in waves.

A city average cannot see a cul-de-sac, floor plan, view, freeway position, showing pattern, new listing a block away, or the seller’s timing.

Connor also explains how changing mortgage rates can alter buyer behavior before sellers receive enough showing activity to understand the new pattern.

Days on market measures time. It does not measure seller urgency, marketing quality, property value, or whether a price reduction is automatically correct.

Price is one lever. Presentation, access, condition, competition, financing, buyer depth, marketing, patience, and the seller’s priorities belong in the same diagnosis.
